What does foundation repair cost in Utah?
For planning purposes: minor crack sealing starts around $350, mid-range stabilization work (anchors, carbon fiber, drainage corrections) typically runs $3,000–$12,000, and pier underpinning for real settlement usually lands between $12,000 and $30,000+. Why do Utah foundations move in the first place?
Two soil problems drive most Wasatch Front foundation damage: expansive clay that swells when wet and shrinks when dry, and collapsible soils on the bench that compress suddenly when water reaches them. Both are mapped hazards — the Utah Geological Survey documents extensive structural damage from exactly these conditions. Add 100+ freeze-thaw days a year and summer cloudbursts that dump water against basement walls, and the ground under a Utah house is anything but static.
This matters for repair planning because the soil determines the fix. Expansive clay pushing laterally on a basement wall calls for anchors or reinforcement. Collapsible bench soil dropping out from under a footing calls for piers that bypass the bad layer entirely. Treating a soil problem with the wrong repair is how people pay twice.
It’s also why water management is half the job. Most foundation movement we see traces back to water: downspouts dumping at the corner, a yard graded toward the house, window wells with no drainage. Pairing structural repair with foundation waterproofing and drainage work is usually what makes the repair permanent instead of temporary.
Crack injection, piers, or wall anchors — which fix fits which problem?
Crack injection seals cracks; it doesn’t stop movement. Piers address vertical settlement — the house sinking. Wall anchors and carbon fiber address lateral pressure — the wall bowing inward. Each one is the right answer to a different question, and the diagnosis matters more than the product.
Crack injection ($350–$900 per crack) is the right call for non-structural cracks that leak or look worse than they are. Epoxy restores strength across a stable crack; polyurethane stays flexible for cracks that move a little with the seasons — useful in our freeze-thaw climate. Wall anchors and carbon fiber ($3,500–$12,000 per wall) handle bowing basement walls, usually caused by expansive clay and hydrostatic pressure. Carbon fiber straps work for early-stage bowing; anchors or braces take over when deflection is further along. Piers ($12,000–$30,000+) are the real fix for settlement. Helical piers screw into competent soil and are installed to a verified torque; push piers are driven to refusal using the house’s own weight. Most residential jobs need 6–10 piers, which is why this is the expensive end of the table.

What moves the price up or down?
Five factors explain most of the spread in foundation repair quotes: how many piers or anchors the wall needs, how deep stable soil sits, how hard it is to get equipment to the foundation, whether water management has to be fixed at the same time, and whether finished spaces have to be opened up and put back. Severity sets the method; these five set the number within it.
- Count. Piers run per unit. A corner that settled might need three; a whole wall might need eight.
- Depth to competent soil. On bench lots, stable bearing can be shallow. On deep valley fill, piers get longer and pricier.
- Access. A walk-out basement with open yard is cheap to reach. A zero-lot-line home with mature landscaping and a deck over the problem area is not.
- Water scope. If grading, drains, or a sump have to be corrected — and they usually do — that’s added scope that protects the repair.
- Finish restoration. Interior pier work or wall anchors in a finished basement mean drywall, flooring, and paint going back afterward.
When does monitoring beat repair?
Often. Hairline cracks in poured concrete walls are close to universal — concrete shrinks as it cures — and a stable, dry hairline crack needs a pencil mark and a date, not a contract. Monitor it: mark the ends, measure the width, photograph it, and check quarterly. If nothing changes over a year of seasons, you’ve saved yourself thousands.
Repair earns its cost when there’s evidence of ongoing movement: cracks that widen or lengthen, stair-step cracking in block or brick, doors and windows that start sticking, floors going out of level, or a wall with measurable bow. Horizontal cracks in a basement wall deserve prompt attention — that’s lateral soil pressure, and it doesn’t relieve itself.
The honest middle ground: a $50 crack gauge and a year of patience is a legitimate engineering strategy, and any contractor who pressures you to sign before the evidence is in has told you something useful about them.
When should a structural engineer be involved?
Any time the repair is structural — piers, anchors, underpinning — an independent structural engineer should diagnose the problem and stamp the repair plan. Expect $400–$1,500 for an evaluation and report. It’s the best money in this whole process, because the engineer works for you, not for a repair product.

The engineer determines cause, specifies pier count and placement or anchor spacing, and returns after installation to verify the work. Should you call us, a foundation specialist, or DIY it?
DIY is fine for monitoring, sealing hairline shrinkage cracks with a kit, extending downspouts, and regrading soil away from the house — do those things this weekend. Structural work is not a DIY category: pier installation, wall anchors, and underpinning involve hydraulics, torque verification, and load paths, and a bad install makes the problem worse and harder to diagnose.
