Built around how you operate
The same crew behaves differently on an occupied fourplex than in a family kitchen — and it should. Grandview adjusts documentation, scheduling, and communication to how you run your portfolio, your business, or your household.
Construction is the same physics on every job. What changes is everything around the work: who has to approve it, who is living or working ten feet from it, and what the paper trail needs to prove when it’s done. Here is how we run jobs for each of the four kinds of clients who hire us.

Property managers
You need the repair handled, and you need the record of it. We document scope, photos, and costs the way your owners expect to see them, and we communicate with tenants directly so the work doesn’t route through your phone. When your approval process runs on not-to-exceed pricing, we price that way. Across a portfolio, one contractor means one standard, one invoice format, and one number to call.
For property managersCommercial clients
A build-out that closes your doors costs more than the construction. We sequence work around your operating hours and keep dust, noise, and shutdowns planned instead of improvised. Permitting and current Utah-adopted code requirements are our job to manage, not yours to research. And we produce the documents your landlord’s lease actually asks for — insurance certificates, approvals, closeout records.
For commercial clientsHomeowners
You get one accountable contact from the first call to the final walkthrough — no chasing subcontractors, no guessing who shows up Tuesday. We keep the site clean enough to live next to, because you are living next to it. And you’ll hear an honest budget range before you commit, not a low number that grows once the walls open.
For homeownersReal estate investors
Every week a unit sits empty comes out of your return. We build schedules around speed-to-rent and hold scope discipline, so the rehab you approved is the rehab you pay for. When your lender works on draw schedules, we structure billing and documentation to match, and the work is ready when the draw inspector arrives. Numbers first, then commitments.
For investors
Underneath all four, the job runs the same way: understand, define, plan, build, close. The plans may change. The standard does not. Every project runs under a Utah DOPL general contractor license you can verify at dopl.utah.gov. See how we work for the full process, or browse what we build and fix.
