When a clinic build-out is the right project
Most of our healthcare work falls into four situations. A practice owner is opening a first location and needs a lease-space shell turned into a working clinic. An established group is adding a satellite office in a growth market like Lehi or Saratoga Springs. A landlord needs a suite delivered to medical-ready condition to close a healthcare tenant. Or a running practice needs to renovate without closing — operatory by operatory, exam room by exam room, after hours where the plan calls for it.
In every case, the constraint is the same: the space has to pass plans review, accessibility review, and final inspection before a single patient walks in, and the lease clock is running the whole time. That’s why we treat a clinic build-out as a scheduling and coordination problem first and a construction problem second. Equipment lead times, city review queues, and specialty-trade sequencing get mapped before we commit to a delivery date. We see dependencies before they become delays.

Grandview self-performs the general-contracting core of a clinic build-out: demolition, framing, drywall, doors and hardware, casework installation, and finish carpentry. For the systems work — electrical, plumbing, HVAC, fire suppression, and medical gas — Grandview holds the contract and manages licensed electricians, plumbers, mechanical contractors, and certified med-gas installers. Clinics are plumbing- and power-dense buildings. A six-operatory dental office can carry more supply, waste, vacuum, and compressed-air line than a small restaurant, and an imaging suite may need structural reinforcement and shielding before equipment ever arrives. Along the Wasatch Front, heavy equipment also gets seismic attention: anchorage for imaging machines, sterilizers, and tall casework is checked against current Utah-adopted code, because this valley sits near the Wasatch fault and inspectors here look for it.
Accessibility is not an afterthought either. Patient-facing spaces are reviewed against the ADA standards for accessible design — exam room clearances, restroom layouts, reception counter heights, and door approach dimensions — during design, when fixing them costs a pencil line instead of a change order.

How a Utah clinic build-out actually runs
- Scope and feasibility. We walk the space with your floor plan or your architect’s drawings, confirm the shell can support the use — power capacity, plumbing routes, structure, parking-and-use zoning questions — and give you a budget range before you sign a lease amendment you can’t unwind.
- Design and plans review. Clinical spaces go through commercial plans review, and timelines vary by city. Established departments in Provo, Orem, and Salt Lake City run mature, predictable queues; fast-growth cities like Lehi, Saratoga Springs, and Eagle Mountain can move quickly on some reviews and stack up on others. We tell you the realistic number for your city before we promise an opening date.
- Long-lead procurement. Dental chairs, sterilization equipment, imaging machines, and specialty casework often carry lead times longer than the construction itself. We lock the equipment schedule with your vendors early so rough-in dimensions are real, not guessed.
- Construction and coordination. Demolition, framing, and rough-in run in sequence, with vendor site visits scheduled at the stages where their input matters. Changes get documented in writing with cost and schedule impact before work continues.
- Inspection and turnover. Building final, fire, and accessibility inspections are sequenced ahead of your equipment installation and staff onboarding, so the certificate of occupancy lands before your first scheduled patient — not the week after.

Questions we actually get
How long does a medical or dental build-out take in Utah?
Plan on three to six months from signed lease to opening for a typical clinic suite, longer for surgery centers and imaging. Construction is often the shortest leg — city plans review and equipment lead times drive the calendar. We map both before committing to a date.
Why does a clinic cost more per square foot than a standard office TI?
Density. Clinics carry far more plumbing, electrical circuits, and mechanical capacity per square foot, plus casework, specialty systems like vacuum or med-gas, and accessibility requirements in every patient area. The biggest cost movers are operatory or exam-room count, imaging and sterilization equipment, and how much the existing shell already provides.
Can you work with our equipment vendors?
Yes — we expect to. Chair, imaging, and sterilization vendors publish rough-in specifications, and we build to them: utility stub locations, floor boxes, structural backing, and clearances. We bring vendors into the schedule at rough-in and again before close-up so nothing gets buried in the wrong spot.
Can we stay open during a renovation of our existing practice?
Usually, with a phased plan. We isolate work zones with sealed dust barriers, schedule loud or disruptive work after hours, and keep at least part of your operatory or exam capacity running each phase. It stretches the calendar somewhat, but it beats closing the practice.
