PVC Membrane Roofing
PVC is a white, hot-air-welded single-ply roof membrane that, unlike other flat-roof sheets, shrugs off grease, animal fats, and chemical exhaust, which is why it belongs over restaurant kitchens, food plants, and industrial roofs. Grandview installs PVC membrane roofing in Utah County and Salt Lake County under a B100 general contractor license, from drainage layout to the last welded flashing.

When PVC is the right membrane, and when it isn’t
PVC earns its premium where the roof surface will be attacked by something other than weather. Kitchen exhaust fans throw a fine mist of cooking grease onto the roof around them; that grease softens TPO’s top ply and swells EPDM rubber, and PVC is unaffected. The same holds under industrial exhaust, over auto and print shops, and anywhere a landlord expects a future tenant to bring a kitchen.
On a plain office, warehouse, or flat-roofed home with no chemical exposure, TPO roofing delivers the same white, welded roof for 15 to 25 percent less, and it’s what we’d point you toward. A shaded roof can go to EPDM rubber for less again; a small porch section that doesn’t justify a welding setup is modified bitumen territory. If your PVC roof is intact but chalking, a restoration coating may buy years first. We’ll say which case you’re in before pricing anything.
What goes into a PVC roof installation
Grandview holds the contract, verifiable at Utah DOPL, specs the assembly, and manages licensed roofing crews through it; we probe every seam before the roof is called complete. PVC has rules of its own:
- Separation from asphalt. PVC’s plasticizers migrate into asphalt on contact, and asphalt oils degrade the sheet. Over an existing built-up or modified bitumen roof, a separation layer goes down first. Skipping it ruins a PVC roof before its first winter.
- Sheet selection. 50-mil is the floor; 60-mil is our standard for occupied buildings; 80-mil under heavy rooftop equipment. KEE-modified PVC, whose solid plasticizer doesn’t migrate out over time, is worth the upcharge on a roof you expect to keep thirty years.
- Tapered insulation and drainage. Polyiso laid to a quarter inch per foot toward drains or scuppers, with overflows. A Wasatch Front monsoon cloudburst can drop an inch of rain in an hour; PVC tolerates incidental ponding better than most membranes, but standing water voids warranties, so slope is designed before the sheet is ordered.
- Attachment. Mechanically fastened in the seam laps on open roofs; fully adhered with a tighter perimeter schedule on exposed bench lots and near canyon mouths, where uplift concentrates at corners.
- Hot-air welded seams. PVC welds at a lower, more forgiving temperature than TPO. Laps are robot-welded, then every inch is probed by hand.
- PVC-coated metal flashing. The detail that sets PVC apart. Edge metal, drain flanges, and scupper boxes come as PVC-clad steel, and the field sheet welds directly to them: no sealant joint at the perimeter, just one welded envelope from field to edge.
- Grease and exhaust details. Kitchen exhaust fans get welded grease-guard curbs and a sacrificial collection mat. Pipes and corners use pre-molded PVC accessories welded to the field, never sealed.

Why PVC holds up on a Utah flat roof
A white PVC sheet meets the Department of Energy’s cool-roof description, which matters at 4,500-plus feet where UV ages every roofing material faster than at sea level. PVC’s plasticizers give it a stronger hand in the cold: through roughly 100-plus freeze-thaw days a year, a sheet that stays pliable below freezing moves with the deck instead of cracking at fastener plates. Reflective roofs hold snow longer, so on bench lots in Draper or Alpine, where snow loads run higher than the valley floor, we confirm the structure before adding insulation weight.

What does a PVC roof cost in Utah County?
As a ballpark planning number, a PVC membrane roof in Utah County and Salt Lake County typically runs about $7.50 to $12.50 per square foot installed, including tapered insulation and tear-off of one layer, roughly 15 to 25 percent above the same roof in TPO. A clean shop roof sits near the low end; a restaurant roof with a dozen exhaust penetrations lands at the high end. Planning numbers, not a quote; a firm estimate follows a moisture scan.
- Sheet grade and thickness. KEE-modified and 80-mil sheet cost meaningfully more than standard 60-mil.
- Penetrations and curbs. Every welded grease guard and curb is hand work; a kitchen roof costs more than an empty roof twice its size.
- What’s underneath. Wet insulation means tear-off and disposal, priced per square; a dry asphalt layer may be re-covered with a separation sheet. As on any roof replacement we run, deck repair is unit-priced before work begins.
A membrane that’s part of a kitchen project is scoped with the restaurant build-out so exhaust penetrations are planned once; the rest of the exterior scopes live under site, structure & envelope.
Questions we actually get
How long does a PVC roof last in Utah?
Plan on 25 to 30 years from a 60-mil PVC roof that drains and gets a seam check every few years; KEE-grade sheet can go longer. High-elevation UV is the main aging factor, and white PVC reflects it. Older-formulation PVC could go brittle as plasticizers left the sheet; KEE sheets solved that.
Can PVC be welded to my existing TPO roof for a repair or tie-in?
No. PVC and TPO look identical but are different polymers and will not fuse. A tie-in between them uses a termination bar with sealant, exactly the weak joint welded roofing exists to avoid, so if a building has both, we put the transition at a parapet, not in the open field.
My restaurant’s TPO roof is softening around the exhaust fan. Do I need a whole new roof?
Usually not yet. If the damage is confined to the grease zone, we cut out that area and install a PVC patch assembly with its own curb and collection mat, terminated to the TPO mechanically. If the softening has spread or the insulation is wet, full PVC replacement is the honest answer.
Can PVC roofing be installed in winter?
Yes, and it’s one of the better cold-weather membranes. PVC stays flexible below freezing and welds at a lower temperature than TPO, so seaming runs through a Utah winter. Adhesives have minimum temperatures, so cold-season installs usually go mechanically fastened, and snow comes off the deck first.
