Commercial Roof Restoration & Coating Systems
A fluid-applied silicone or acrylic coating restores a sound but aging flat roof in place — no tear-off, no landfill, a fraction of replacement cost. Grandview moisture-tests, scopes, and installs commercial roof coating systems across Utah County and Salt Lake County under a B100 general contractor license.

When a coating beats a new membrane, and when it can’t
A restoration coating is the right call when the roof is sound, mostly dry, and simply worn — chalking modified bitumen, a faded TPO membrane with brittle seams, a metal roof with rusting fastener heads, or an older built-up roof that has lost its surfacing. The coating seals seams and penetrations, adds a reflective weather surface, and buys ten to twenty years before anyone discusses a tear-off.
It is the wrong call when the roof is already a sponge. Wet polyiso in a core cut, or more than roughly a quarter of the area reading wet on a moisture survey, means the water is in the assembly, not on it, and a coating would trap it. That roof needs a replacement, or at minimum a tear-out of the wet sections first. We’ll tell you which after testing, not after the invoice.
Fully adhered EPDM coats well with the right primer; ballasted EPDM does not.
Silicone, acrylic, or urethane: picking the chemistry
Silicone is the default for Utah flat roofs. It stays flexible through the Wasatch Front’s hundred-plus freeze–thaw days a year and shrugs off ponding water — useful where snowmelt sits behind a frozen drain for a week in February. The trade-off: it picks up dirt, is slick when wet, and can only ever be recoated with more silicone.
Acrylic costs less and breathes, but weakens under standing water and needs dry, above-50°F weather for about 24 hours after each coat. In Utah that means a late-May-to-September window with morning starts, because a July monsoon cell can wash an uncured coat straight into the scuppers.
Polyurethane is the hard-wearing base coat under silicone around rooftop units and on exposed-fastener metal.
Whatever the chemistry, a white top coat behaves as a cool roof, which the Department of Energy credits with lower summer cooling loads — at 4,500-plus feet under Utah sun, the one roofing upgrade a tenant notices on the power bill.

How a roof coating restoration actually goes on
The coat is the fast part. The prep is where the warranty is earned or lost.
- Moisture survey and core cuts. An infrared or capacitance scan, confirmed with core cuts. Wet areas are mapped and priced for tear-out before anyone opens a pail.
- Adhesion test patches. Primer and coating go down on a few square feet of the real substrate and are pull-tested after cure — bond failure shows up on a test square, not on 20,000 feet.
- Clean and repair. Power washing, rust treatment on metal, new pipe boots and drain bowls. Every seam, fastener head, and penetration gets mastic and polyester fabric — the “three-course” detail — because a coating won’t bridge an open lap on its own.
- Prime where the chemistry needs it. Single-ply gets a bonding primer, metal a rust-inhibitive one, and aged modified bitumen a bleed-blocker so asphalt doesn’t stain through the white.
- Coat to a measured thickness. Warranties are written in dry mils — commonly 20 for a ten-year and 30-plus for a twenty-year silicone system. We gauge wet-film thickness as we go and keep the readings; a roof that reads 12 mils is a short warranty wearing a long one’s paint.
- Close-out. Granulated walk paths to rooftop equipment, the manufacturer’s final inspection where the warranty calls for one, and the registration in your file.
Occupied buildings mostly never notice: no dumpster, no tear-off noise, no open deck waiting on tomorrow’s weather.

What does a commercial roof coating cost in Utah?
As a ballpark planning number, a silicone restoration system on a commercial flat roof in Utah County or Salt Lake County typically runs about $2.50 to $5.50 per square foot, including cleaning, seam reinforcement, primer, and two coats to warranty thickness — roughly half what a new TPO assembly costs, which is the whole argument for coating a roof that qualifies. Planning numbers, not a quote.
- Wet-insulation tear-out. Each area the survey flags is cut out and infilled before coating. A roof at 5 percent wet is a coating job; at 30 percent it is becoming a replacement.
- Warranty length. Ten-, fifteen-, and twenty-year systems differ mainly in dry mils, which is to say gallons; twenty years can add a third or more to the material line.
- Substrate and penetrations. Metal needs fastener-by-fastener detailing; aged granulated surfaces drink the first coat; forty curbs and vents cost more to three-course than four on a roof twice the size.
Restoration is generally treated as maintenance rather than replacement, which in many cities means no permit and no trigger for the insulation upgrades a tear-off brings — verify with your city’s building department, since practice differs between Provo, Salt Lake City, and the faster-growing Lehi and Saratoga Springs offices.
Most coating projects start with a roof inspection. The full range of systems we install lives on the roofing page and under site, structure & envelope; our general contractor license is verifiable through Utah DOPL.
Questions we actually get
How long does a silicone roof coating last in Utah?
Plan on ten to twenty years depending on the dry-mil thickness applied, with the manufacturer warranty matched to it. Utah’s elevation and UV are hard on most roofing, but silicone is among the most UV-stable chemistries, and when it eventually thins it is cleaned and recoated rather than removed.
Can you coat a roof that leaks right now?
Only after we find where the water went. The leak gets repaired first, then a moisture survey shows whether the insulation around it is wet. Dry: local repair, then coat. Wet: cut out and infill, then coat. Coating over a wet roof seals the water in and fails within a season, so we won’t do it.
Can you coat a shingle or steep-slope roof?
Not as a restoration system. Coatings are engineered for low-slope membranes, metal, and built-up roofs where they form a continuous film. Shingles are meant to shed and overlap, and a coating voids most shingle warranties. For a worn pitched roof, the honest options are repair or replacement.
What time of year can a roof coating go on?
Late spring through early fall. Silicone tolerates cooler nights, but every chemistry needs the surface dry and above freezing through cure, and monsoon-season afternoons push us to morning application with a weather check at noon. A coating applied into a cloudburst is a coating applied twice.
